Who runs this
I am Nithin Rajeev. I have spent five years in real estate, most of it in Bengaluru, working on projects by Sobha, Brigade, Prestige, Godrej and Assetz before founding my own property venture in 2021. I hold a computer science degree and studied digital marketing at GrowthSchool. Before real estate I spent five years teaching and running administration at a Bengaluru school, and before that I worked in technical support at HP and Dell.
I mention the Bengaluru background because a large share of the people buying land in Wayanad are coming from there, and because it is where I learned how a transaction is supposed to be documented. Wayanad works differently. The records are older, the categories are more complicated, and the gap between what a seller tells you and what the register says is wider. That gap is the reason this company exists.
Who we work with on the ground
Verification is not a solo activity. We work with a document writer, a lawyer, a licensed surveyor, and a local contact in Wayanad who has been walking this land for decades and who visits parcels and pulls records on our behalf. When we say a boundary was checked, it means someone stood on it.
What we do not do
We are not a listings directory
We do not publish every parcel a seller sends us. If we have not checked it, it does not go on this website.
We do not act for the seller and the buyer at once
We tell you which side we are on before you spend anything.
We are not lawyers
We verify records and explain what they say. For an opinion on your specific transaction, you need a lawyer, and we will tell you when you need one.
We do not sell land we would not buy
If the slope is wrong or the chain is broken, we say so and we lose the sale.
