How we verify land
Title deed, encumbrance certificate, tribal assignment status, EFL vesting, ESA classification and survey boundaries — checked and written down before a parcel reaches this website.
The six checks we run on every parcel
Title deed and ownership chain
We trace the deed back through prior transactions, not just the current one. A clean-looking latest deed can sit on top of a defective earlier transfer.
Encumbrance certificate
We pull the EC for a meaningful period and read it, checking for mortgages, attachments, court orders and undisclosed prior agreements to sell.
Tribal assignment status
Land governed by the Kerala Scheduled Tribes Restriction on Transfer of Lands Act cannot be freely transferred to non-tribals. We check this before anything else, because it is the failure that cannot be fixed later.
EFL vesting
Ecologically Fragile Land vested in the government under the 2003 Act still appears in private records in places. We check whether any part of the parcel is affected.
ESA classification
Thirteen villages in Wayanad appear in the Centre's draft Ecologically Sensitive Area notification for the Western Ghats. The notification is still a draft and has not become law, but it has been reissued repeatedly and buyers should know whether a parcel sits inside a proposed boundary. We tell you which side of the line you are on, and what is proposed versus what is already in force.
Survey, boundary and access
We compare the licensed surveyor sketch against the thandaper register and Basic Tax Register, and we walk the boundary. Tax receipts alone do not prove ownership or extent.
We will talk you out of a bad parcel
We have walked away from land that looked good in photographs and priced well. Steep unstable slope. A boundary that did not match the sketch. A seller who could not produce a clean chain. If a parcel you like has a problem, you will hear it from us before you spend money on travel, and before you spend money on land.
This is not caution for its own sake. After the 2024 landslides, hill-slope land in parts of Wayanad carries risk that did not show up in older valuations. We say so plainly rather than leaving you to find out.
A verification report you can hold
For land you are seriously considering, including parcels you did not find through us, we produce a written report covering title chain, encumbrance, tribal assignment, EFL, ESA and boundary. You get a document, not a verbal assurance.
