The documents we check before you buy

This is the list our verification work runs on. We publish it because a buyer who knows what to ask for is harder to defraud, whether they buy through us or not.

  • Title deed

The current owner’s deed of acquisition. The names, survey number and extent must match everything else.

  • Prior deeds

The chain of ownership going back thirty years.

  • Encumbrance Certificate

From the Sub-Registrar Office, covering thirteen to thirty years. Shows mortgages, leases, attachments and pending loans.

  • Land tax receipt (karam adachcha raseedu)

Proof that tax has been paid, and by whom. Receipt authenticity can be checked against Kerala Revenue Department records.

  • Thandaper register extract

The village record of who holds the land in the revenue accounts.

  • Basic Tax Register (BTR)

The classification the land carries in the village records.

  • Licensed surveyor’s sketch

An independent measurement of the boundary and extent, not the seller’s sketch.

  • Possession certificate

    Issued by the village office.

  • Paddy and wetland status

Whether the parcel appears in the paddy land and wetland data bank. This governs whether the land can be filled, converted or built on, and it does not change when the land changes hands.

  • Ecologically Fragile Land (EFL) status

Whether any part of the parcel has vested in the government.

  • Transfer restrictions

Whether the land carries any restriction on transfer, including assignment conditions.

  • Power of Attorney

If anyone is signing on another’s behalf, the PoA itself has to be verified.

  • Identity of the seller

Against the names on the title.

  • Partition or settlement deed

Where the land came to the current owner through a family division.

Sourcing the land yourself?

We run this same verification on plots we did not list. You get a written report with the surveyor’s sketch and a clear yes, no, or proceed-with-conditions.
